Horia Dragu, an independent property advisor operating in Marbella, Spain, is the data controller for this website. If you have any question about your information at any point, the fastest way to reach me is by email at [email protected].

Browsing this site anonymously, reading the pages, scrolling, switching languages, collects nothing about you at all. No account is required for anything on this site.

The only point where you can voluntarily share information is the contact form: your name, how to reach you (email or WhatsApp number), the message you write, and, optionally, a link to a property you're considering.

When you submit that form, it is sent to a server so the message can reach my inbox. The site is hosted on Cloudflare, whose servers receive the submission, and the email itself is delivered by Resend. Neither keeps your enquiry in a database on this site; it is passed through and delivered to me as an email.

Whatever you send through the contact form, WhatsApp, phone, or email is used only to respond to you, to understand what you're looking for, answer your question, or continue a conversation you've started. It is never used for marketing you haven't asked for, and it is never sold, rented, or shared with advertisers.

Where you tick the consent checkbox on the contact form, that consent is the legal basis for processing what you've submitted. Where you contact me directly by email, phone, or WhatsApp instead, the legal basis is the legitimate interest in responding to a business enquiry you initiated, and, if we go on to discuss a specific property or engagement, the steps necessary to enter into a contract at your request.

Your information is kept only for as long as it's needed to respond to your enquiry, or, if we begin working together, for the duration of that professional relationship, plus any additional period required by applicable Spanish or EU law. You can ask for it to be deleted sooner at any time; see "Your rights" below.

This site uses no cookies. It does use Cloudflare Web Analytics to count visits, which is a deliberately privacy-preserving choice: it sets no cookies, stores nothing on your device, does not fingerprint you, and does not follow you across other websites. It records aggregate figures such as page views, the country a visit came from, and which site referred you. None of that identifies you, and there is no advertising or profiling of any kind. Because nothing is stored on your device and no personal data is collected, no cookie consent banner is required.

Your information is never sold or shared for marketing purposes, by anyone, under any circumstances.

Two providers handle a contact form submission on the way to my inbox: Cloudflare, which hosts this site and receives the submission, and Resend, which delivers it as an email. Each processes it only to pass the message on, under their own privacy terms.

If you choose to message via WhatsApp, that conversation is handled by WhatsApp (owned by Meta), under their own privacy policy. This site has no visibility into or control over how WhatsApp itself processes that conversation. The same applies if you call or email directly: your phone or email provider handles that communication under their own terms, not this site's.

Under GDPR and Spanish data protection law, you have the right to access the information held about you, correct it if it's wrong, request its deletion, restrict or object to how it's used, and receive a copy of it in a portable format. Where processing is based on your consent, you can withdraw that consent at any time, with no effect on anything already done before the withdrawal.

To exercise any of these rights, email [email protected]. If you believe your information hasn't been handled properly, you also have the right to lodge a complaint with the Spanish Data Protection Agency (Agencia Española de Protección de Datos, aepd.es).

This site and its services are intended for adults making real estate decisions, not children. It is not knowingly directed at, or used to collect information from, anyone under 16.

If this policy is updated, the change will be reflected on this page with a new "last updated" date above. Meaningful changes to how your information is handled won't be applied quietly.
